{"id":3360,"date":"2021-12-13T09:29:35","date_gmt":"2021-12-13T09:29:35","guid":{"rendered":"https:\/\/www.rock-n-data.io\/?p=3360"},"modified":"2023-06-08T10:09:42","modified_gmt":"2023-06-08T10:09:42","slug":"top-5-des-acquisitions-au-3eme-trimestre-en-europe-2021","status":"publish","type":"post","link":"https:\/\/www.rock-n-data.io\/fr\/top-5-des-acquisitions-au-3eme-trimestre-en-europe-2021\/","title":{"rendered":"Top 5 des acquisitions au 3\u00e8me trimestre en Europe 2021"},"content":{"rendered":"\n<p>A la suite de l\u2019analyse compl\u00e8te des SCPI au 3\u00e8me trimestre 2021, <a href=\"https:\/\/www.rock-n-data.io\/\">Rock-n-Data<\/a> vous communique les 5 meilleurs investissements (en volume) r\u00e9alis\u00e9s par les SCPI de rendement en Europe.&nbsp;<\/p>\n\n\n\n<p>Durant le troisi\u00e8me trimestre, la collecte nette a baiss\u00e9 de 21% par rapport au dernier trimestre et s\u2019\u00e9l\u00e8ve \u00e0 1,54 Mds \u20ac. Les SCPI se sont n\u00e9anmoins montr\u00e9es actives dans leur strat\u00e9gie d'investissement : elles ont investi plus d\u2019<strong>1,62 Mds \u20ac<\/strong> correspondant \u00e0 pr\u00e8s de <strong>580 000&nbsp; m2<\/strong> de surface. Ce qui reste tr\u00e8s loin du niveau du 3\u00e8me trimestre 2020 (<strong>2,32 Mds \u20ac<\/strong><strong> soit une baisse de 33,19%<\/strong>). Sur 75 nouvelles acquisitions r\u00e9alis\u00e9es, la majorit\u00e9 d\u2019entre-elles se tournent une nouvelle fois vers les actifs de <strong>bureaux <\/strong>avec <strong>53,62 %<\/strong> des investissements r\u00e9alis\u00e9s. Les actifs de <strong>sant\u00e9<\/strong> se classent une nouvelle fois 2\u00e8me avec <strong>20,17%<\/strong> suivis des actifs de <strong>commerces<\/strong> pour <strong>15,08\u2005%<\/strong> des volumes investis, tous deux \u00e0 des niveaux semblables au semestre pr\u00e9c\u00e9dent. Enfin, on constate un int\u00e9r\u00eat grandissant pour les locaux li\u00e9s \u00e0 la <strong>logistique,<\/strong> qui ont capt\u00e9 <strong>7,20 %<\/strong> des investissements ce semestre.<\/p>\n\n\n\n<p>La part de l\u2019Europe dans ces investissements repr\u00e9sente <strong>32,3%<\/strong> de l\u2019investissement total au troisi\u00e8me trimestre, ce qui est en baisse par rapport au trimestre pr\u00e9c\u00e9dent. Cependant, si en France on distingue Paris, la r\u00e9gion Parisienne, et les autres R\u00e9gions, on constate que l\u2019Europe est le deuxi\u00e8me capteur des investissements du 3\u00e8me trimestre derri\u00e8re l\u2019Ile de France. Sur les <strong>523 M\u20ac<\/strong> investis en Europe (<strong>23,2%<\/strong> de moins qu\u2019au 2\u00e8me trimestre 2021), un tiers a \u00e9t\u00e9 capt\u00e9 par les <strong>Pays-Bas <\/strong>et un peu moins d\u2019un tiers par l'<strong>Allemagne<\/strong>. Le dernier pays qui a capt\u00e9 une grande part des investissements en Europe est le Royaume-Uni, avec <strong>15,5%<\/strong> des sommes investies en Europe.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"top-5-des-plus-importantes-acquisitions-realisees-en-europe-au-cours-du-2t-2021\"><strong>Top 5 des plus importantes acquisitions r\u00e9alis\u00e9es en Europe au cours du 2T 2021 :<\/strong><\/h2>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"1-centre-commercial-mosae-forum-maastricht-pays-bas\">1) <strong>Centre commercial - Mosae Forum - Maastricht <\/strong>(Pays-Bas)<\/h3>\n\n\n\n<p><\/p>\n\n\n\n<p>3\u00e8me trimestre de 2021 et 3\u00e8me fois que la soci\u00e9t\u00e9 de gestion Corum Asset Management se retrouve \u00e0 la t\u00eate des acquisitions les plus importantes effectu\u00e9es en Europe. Pour le compte de sa SCPI Corum Origin, la soci\u00e9t\u00e9 de gestion a acquis un centre commercial de 14 000 m2 \u00e0 Maastricht aux Pays-Bas. Les 17 commerces sont lou\u00e9s \u00e0 des enseignes de renom telles que H&amp;M, Subway ou encore Casa.<\/p>\n\n\n\n<p><strong>Prix d\u2019acquisition<\/strong> : 61 M\u20ac<\/p>\n\n\n\n<p><strong>Acqu\u00e9reur<\/strong> : SCPI Corum Origin<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"2-bureaux-de-sante-campus-medical-utrecht-pays-bas\">2) <strong>Bureaux de Sant\u00e9 - Campus m\u00e9dical - Utrecht <\/strong>(Pays-Bas)<\/h3>\n\n\n\n<p><\/p>\n\n\n\n<p>Acquis pour un peu plus de 42 millions d\u2019euros, cet actif servira de campus m\u00e9dical. Ce sont des bureaux mais qui serviront pour le domaine de la sant\u00e9, comme chacun des autres actifs acquis par la SCPI Pierval Sant\u00e9.<\/p>\n\n\n\n<p><strong>Prix d\u2019acquisition<\/strong> : 42,2 M\u20ac<\/p>\n\n\n\n<p><strong>Acqu\u00e9reur<\/strong> : SCPI Pierval Sant\u00e9<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"3-hotel-suitescloud9-hambourg-pays-bas\">3) <strong>Hot\u00eal - SuitesCloud9 - Hambourg <\/strong>(Pays-Bas)<\/h3>\n\n\n\n<p><\/p>\n\n\n\n<p>Il s\u2019agit de l\u2019acquisition d\u2019une r\u00e9sidence h\u00f4teli\u00e8re avec services situ\u00e9e \u00e0 Hambourg. L\u2019ensemble immobilier a \u00e9t\u00e9 restructur\u00e9 \u00e0 neuf en 2019-2020. Il est compos\u00e9 d\u2019un total de 5 301 m\u00b2 de surface totale (4 812 m\u00b2 de r\u00e9sidence et 489 m\u00b2 de restaurant) ainsi que de 15 emplacements de stationnement int\u00e9rieurs, et offre un total de 148 appartements. L'immeuble est situ\u00e9 en bordure d\u2019Iveagh Gardens dans le centre historique et quartier central des affaires de Dublin.
