Cette op\u00e9ration, consid\u00e9r\u00e9e comme l'une des plus importantes en \u00cele-de-France au cours du semestre, illustre la capacit\u00e9 de Vitura \u00e0 <strong>s\u00e9curiser des locataires de premier plan<\/strong>. Elle fait suite \u00e0 l\u2019arriv\u00e9e d\u2019<strong>Air Liquide<\/strong> en 2024 sur le m\u00eame site.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Un autre actif strat\u00e9gique du <a href=\"https:\/\/www.meilleurescpi.com\/conseils\/definition-dun-portefeuille-immobilier\/\">portefeuille<\/a>, la <strong>tour Europlaza<\/strong> \u00e0 La D\u00e9fense, accueillera d\u00e8s le quatri\u00e8me trimestre 2025 les formations de <strong>Dauphine Executive Education<\/strong>, dans le cadre d\u2019un nouveau partenariat avec l\u2019Universit\u00e9 Paris Dauphine-PSL.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Ces implantations confirment le positionnement de Vitura sur des immeubles r\u00e9pondant aux <strong>nouveaux usages<\/strong> du bureau : <strong>mobilit\u00e9s douces<\/strong>, <strong>espaces paysagers<\/strong> et <strong>modularit\u00e9<\/strong> des plateaux.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Un taux d\u2019occupation en nette progression<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Le <strong>taux d\u2019occupation<\/strong> des immeubles atteint <strong>77 %<\/strong> au 30 juin 2025, en hausse de <strong>+8 points<\/strong> par rapport \u00e0 fin d\u00e9cembre 2024. Ce rebond s\u2019accompagne d\u2019une <strong>dur\u00e9e r\u00e9siduelle des baux<\/strong> proche de <strong>6 ans<\/strong>, t\u00e9moignant d\u2019un bon niveau de <strong>fid\u00e9lit\u00e9 locative<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Depuis 2017, <strong>75 % des surfaces lou\u00e9es<\/strong> ont fait l\u2019objet d\u2019un <strong>renouvellement<\/strong> ou d\u2019une <strong>extension de bail<\/strong>, renfor\u00e7ant la stabilit\u00e9 des flux locatifs.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Une structure financi\u00e8re ma\u00eetris\u00e9e<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Le niveau de <strong>revenus locatifs<\/strong>, \u00e0 <strong>21,9 M\u20ac<\/strong>, reste stable, ce qui permet \u00e0 la soci\u00e9t\u00e9 de pr\u00e9server son \u00e9quilibre d\u2019exploitation. Gr\u00e2ce \u00e0 une <strong>politique de couverture de taux<\/strong> (85 % de la dette s\u00e9curis\u00e9e \u00e0 0,50 %), Vitura continue de <strong>ma\u00eetriser ses charges financi\u00e8res<\/strong>, malgr\u00e9 un taux d\u2019endettement consolid\u00e9 \u00e9lev\u00e9 (<strong>68,4 %<\/strong>).<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Les discussions engag\u00e9es avec le pool bancaire d\u2019Hanami visent \u00e0 <strong>prolonger l\u2019\u00e9ch\u00e9ance<\/strong> d\u2019une dette de <strong>90 M\u20ac<\/strong>, repr\u00e9sentant 15 % du total de la dette, dans une logique de s\u00e9curisation du passif.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Des engagements ESG toujours renforc\u00e9s<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">La politique <strong>RSE<\/strong> de Vitura progresse avec un objectif inchang\u00e9 de <strong>neutralit\u00e9 carbone \u00e0 horizon 2050<\/strong>.
