G\u00e9r\u00e9e par Principal Real Estate, elle vient d'acqu\u00e9rir un immeuble mixte situ\u00e9 \u00e0 <strong>Utrecht<\/strong>, aux Pays-Bas. Cette op\u00e9ration marque la premi\u00e8re implantation europ\u00e9enne du v\u00e9hicule d'investissement et illustre sa volont\u00e9 de construire un portefeuille r\u00e9parti entre l'Europe et les \u00c9tats-Unis.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">L'actif, qui combine <strong>bureaux<\/strong> et <strong>centre de donn\u00e9es (data center)<\/strong>, pr\u00e9sente plusieurs caract\u00e9ristiques recherch\u00e9es sur le march\u00e9 immobilier actuel : un locataire unique, une implantation dans un p\u00f4le tertiaire dynamique, une forte int\u00e9gration de l'activit\u00e9 du locataire au b\u00e2timent et une bonne performance \u00e9nerg\u00e9tique.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Cette acquisition s'inscrit dans une strat\u00e9gie de diversification g\u00e9ographique et sectorielle, tout en ciblant des actifs susceptibles de b\u00e9n\u00e9ficier de tendances structurelles de long terme, notamment la croissance des besoins en infrastructures num\u00e9riques.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Pourquoi cette acquisition est-elle strat\u00e9gique pour la SCPI Principal Inside ?<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Avec cette op\u00e9ration, Principal Real Estate poursuit le d\u00e9ploiement de la strat\u00e9gie de <strong>SCPI Principal Inside<\/strong>, dont l'objectif est de constituer un patrimoine immobilier international r\u00e9parti \u00e0 terme entre <strong>50 % d'actifs europ\u00e9ens (hors France)<\/strong> et <strong>50 % d'actifs am\u00e9ricains<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Apr\u00e8s trois acquisitions aux \u00c9tats-Unis, l'arriv\u00e9e sur le march\u00e9 n\u00e9erlandais repr\u00e9sente une nouvelle phase dans la construction du portefeuille.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Le choix des Pays-Bas n'est pas anodin. Le pays b\u00e9n\u00e9ficie d'un march\u00e9 immobilier mature, d'une \u00e9conomie diversifi\u00e9e et d'une forte pr\u00e9sence d'entreprises technologiques et de services. Utrecht, quatri\u00e8me ville du pays, occupe une position centrale dans le r\u00e9seau \u00e9conomique n\u00e9erlandais.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">L'acquisition permet ainsi d'\u00e9largir l'exposition g\u00e9ographique de la SCPI tout en int\u00e9grant un actif r\u00e9pondant \u00e0 plusieurs crit\u00e8res recherch\u00e9s :<\/p>\n\n\n\n<ul class=\"wp-block-heading\"><strong>Un immeuble mixte combinant bureaux et data center<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">L'actif acquis est situ\u00e9 au <strong>69 Ptolemaeuslaan<\/strong>, dans le quartier d'affaires de <strong>Papendorp<\/strong>, \u00e0 Utrecht.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Construit entre 2013 et 2014 sp\u00e9cialement pour son occupant actuel, il d\u00e9veloppe environ <strong>2 812 m\u00b2<\/strong> r\u00e9partis sur quatre niveaux.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Sa r\u00e9partition est la suivante :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>environ <strong>70 % de bureaux<\/strong> ;<\/li>\n\n\n\n<li>environ <strong>30 % de data center int\u00e9gr\u00e9<\/strong>.<\/li>\n<\/ul>\n\n\n\n<p
